Commercial roller doors take a beating every day. Constant cycles, heavy-duty use, and humidity mean wear happens whether you notice it or not. The key is catching the earliest sign your commercial door needs repair before a minor fault causes a site shutdown.
Here are seven warning signs worth acting on.
1. You’re Hearing Unusual Sounds
Noise is almost always the first clue. Different sounds point to different problems:
- Grinding means worn or damaged rollers struggling through the track
- Squeaking means dry moving parts that need lubrication before they seize
- Banging means loose hardware rattling under load
- Clicking usually points to a motor or opener fault
Don’t normalise it. The longer you leave it, the more damage spreads to the surrounding components.
2. The Door Moves Slowly or Feels Heavy
A door that labours to open or close, or feels heavier than usual, points to worn springs, motor fatigue, or a misaligned track. On commercial sites, a knock from a forklift or delivery vehicle is often enough to shift a track out of position. The door still runs, but not for long.
3. One Side Is Lagging or the Movement Looks Uneven
If one side rises faster than the other, or the door looks crooked during travel, there’s a balance issue. This is usually a worn or partially failed spring, or a track that has been knocked out of alignment. Left alone, uneven tension adds extra load on the motor and accelerates wear across the whole system.
4. The Door Stops Mid-Cycle, Reverses, or Won’t Hold Open
This is the most common trigger for emergency callouts. If your door stops halfway, reverses without any obstruction, or sags open instead of holding position, spring tension failure is the most likely cause. Weakened springs are a genuine hazard. A door that can’t support its own weight can drop without warning. Don’t wait on this one.
5. You Can See Dents, Cracks, Frayed Cables, or Bent Tracks
Even a relatively small dent changes how a panel aligns with the rest of the curtain, placing extra stress on rollers and cables. Frayed cables and bent tracks are more serious, as either can cause sudden failure. If you’re managing commercial garage doors in a warehouse or busy facility, it’s worth making a habit of doing a visual check after any impact.
6. There Are Signs of Rust or Corrosion
If you’re operating near the coast, salty air can cause steel components to rust faster. Check tracks, hinges, springs, and cables regularly for surface rust. Catching it early means a simple clean and treatment. Leave it too long, and you’re looking at full component replacement.
7. Controls or Sensors Are Unreliable
Remote delays, sensors triggering for no reason, or a switch that works intermittently are all signs your commercial door needs repair at the control level. Before calling a technician, try these quick checks:
- Clear any obstructions in front of the sensors
- Wipe the sensor lenses clean, as dust and grime block the signal
- Replace the remote batteries and test again
